Accommodation and Facilities

Situated only 40 minutes from Launceston and Devonport in the country town of Deloraine. Arcoona is in the heart of Tasmania and well located for tourists wishing to visit the Tamar Valley Wineries and Wilderness areas. It is  just one hour from the World famous Cradle Mountain National Park.

The business currently employs 3 permanent and numerous casual staff not including the owners. It has all the necessary health, accommodation and liquor licences but could easily be returned to a gracious country residence. Arcoona is one of the top B&B businesses in Tasmania. There is potential to eithere expand the restaurant business or to reduce the level of activity and operate without permanent staff.

Arcoona has had an occupancy of 70% and 75% in the past two years and room artes now range from $125 to $195 per double per night with full breakfast. The restaurant currently serves house guests only but is fully licensed for public use and could be re-opened. Arcoona is ideal for weddings and was extensily used for them until the present owners decided to ease their work load.

The owners currently live in a 3 bedroom riverside property adjoining Arcoona. This could be included in the sale for an additional $80,000 or by negotiation`

Style:-
Brick & Slate late Victorian/ Federation National Trust home (c-l892) in good condition. Spacious rooms with elegant decor, all rooms with ensuites and furnished with antiques to suite the grace of the era. The restaurant, lounge, foyer and office have gas fired central heating.

Facilities:-
7 spacious guest bedrooms all able to accommodate double or twin share - 2 with their own sitting rooms and 1 with a spa. All rooms have fitted carpets, kingsize beds, ensuites, TVs, electric blankets, individually controlled electric heaters, fridges, tea and coffee making facilities, hairdryer, toiletries, iron and ironing board and phones. Three are upstairs and could form the managers/owners residence.

The Drawing room is a gracious sunlit room overlooking the croquet lawn and gardens.

The Billiard room including the  full size original Alcock table has a marble fireplace and wood heater.

The Dining room - Evening meals are served in this elegant room which is also suitable for the discreet private dinner party or business meeting. Up to 20 guests can be seated.

The Conservatory Style Ballroom is used for  breakfast and meetings and can seat up to 60 for receptions.

The Office is fully equipped with computers, printers and till and includes phone billing.

The Commercial Kitchen includes dry store, large cool room and preparation area and has catered for up to 400.

Configuration:
Ground floor -2 standard rooms with ensuites, accommodates double or twin share, 1 superior standard two room with ensuite, accommodates double and twin share. 1 two room suite with ensuite. 

First floor 1 spa room, accommodates double and single. 2 superior standard rooms with ensuite accommodation (one with claw foot bath). 

General:-
There are 3 acres of well established English style gardens including an orchard to pick your own fruit in season, kitchen garden with glass house and herb garden. A croquet lawn, a double lock up garage, various sheds, ample parking and a pond.
