The Domestic Surrounds
Adjacent to the house and garden is a three car colorbond garage complex with separate storage area, toilet and laundry. The complex has automatic roller doors, internal and external security lighting and is fully concreted including a large parking area for guests.

Fresh water capacity consists of 4 x 20,000 litres and 1 x 80,000 litres freshwater tanks. Garden water is facilitated by two water storage dams located near the residence, which also service the properties stock water troughs. There are three individual septic systems servicing the home and garage complex.

The Farm
Being an AQIS (Australian Quarantine Inspection Service) Accredited Facility this property is currently housing a Lowline Angus Stud for embryo exports, as well as outside species for live export. Housed in a 20 x 20 mtr steel shed are indoor cattle yards for all weather livestock management. Included in this shed are full animal laboratory facilities; washroom, cool store, and clinic, which all have individual air conditioning systems. External security lighting and the integrated alarm system, also cover these areas, which can be accessed in the clinic or at the main residence.

Adjoining the indoor cattle yards is a machinery storage shed and workshop, which also houses a 64 kVA generator which is a backup power source to the farm and residence in case of a power failure. Full three phase power is found throughout the property.

A Poplar lined central laneway allows easy access to all paddocks, which are all double fenced. Smaller paddocks which have shedding for animal shelter all have internal and external security lighting, running water and three phase power. The central lane runs some 1000 meters to another set of handling yards located centrally in four 10 acre paddocks.

Also located at this end of the property is a 10 mtr x 25 mtr shed for housing large machinery. Attached to this shed is the caretaker's residence, which is fully air-conditioned, and has gas heating. It consists of three bedrooms, separate kitchen with electric appliances, dining / living room, separate bathroom and separate laundry facilities.

All fencing on the property is in excellent condition with approximately 13 kilometres of internal and external mesh fencing - smaller bull paddocks include electric fencing.

A fully reticulated stock water system to stock troughs and sundry other outlets is supplied by four individual pressurized pumping stations. If necessary all stock troughs can be switched over to tank water if the need arises. All paddocks are lasered for irrigation and sown to improved pasture or Lucerne.

The infrastructure on this property is 'first class' and could be adapted to many stud species. With the 200 mL irrigation water intensive horticulture, olives would also be attractive ventures, as could viticulture with this property located in the heart of the Perricoota Wine District.
